  • Professional pictures starting at $225

  • $199 Showing Service with Feedback requests and Offer Managment. You will be notified via text or email for every showing scheduled. There will be 4 requests for feedback. Offers will be submitted through this service so you recieve them immediatley and they wont get lost or sent to junk. Agents subitting the offer will have each document attached with a nice over view so it is easy to highlight the important aspects of the offer.

      Prospective Property Support

  • ARV - running the numbers on potential new properties takes an average of an hour per address. We take into consideration what properties are moving, what properties are not, compare the updates to dated, days on the market, study inside just the subdivison and surrounding areas to be able to determin the ARV.

  • 5 property package is $225

  • 10 property package is $400

    Project Manager Assistance $2000

  • PM will walk the property for the intial design ideas and product suggestions with owner and contractor.

  • Property Analysis created and updated throughout the process with budget and time line to help watch the bottomline. Go check out our property analysis reports in “What We Do”

  • PM will check in and walk the property through the rehab process. and report back and questions or concerns about the rehab. Depending on scope of project there will be 3-5 property visits.

  • The PM will give monthly reports on the activity surrounding the property to keep numbers updated.

  • Assist in investor friendly apprasial prior to listing.

  • Your PM will be there to take your calls and join meetings to answer your questions throughout the rehab process

  • The $2000 fee is required before PM walks the property.

  • First priority is the Property Analysis. We have to know the numbers to understand what can and can not be done to the property to make sure it is a profitable flip.

  • You will have an agent assigned to you that will walk the property after your aquisition to help with design and scope of project. The seasoned agent will work with you on suggestionsto be sure you are bringing a quality product while meeting the needs of current buyers and staying within budget

  • Contractor referrals

  • Throughout the rehab process we run numbers to stay current with any rehab changes and changes in the market.

    • We run the CMA for your home to keep an eye on the activity in the neighborhood.

    • We update your Property Analysis Report throughout the process so there are no surprises at the end of the project.

  • New Investors this is a great place to start. We will be giving you more guidance during the home selling process from understanding the full scope of the rehab to important information needed, reports, permits, disclosures, dissecting the inspection reports, navigating the repair amendment understanding the finance addendums, all the way to the clear to close.
